The hunt. As long as it takes.

We will be honest: vacancy is at record lows, and anyone promising a shortlist by Friday is reading the same empty portals you are. We hunt instead: owners we know, leases coming to expiry, buildings we manage, agents we deal with every week.

When the right properties surface, you hear about them first, often before they are listed. Each one comes with our straight read: the real rent, the likely incentive, and the catch if there is one.

We book the inspections and walk them with you. You compare like for like.

We negotiate the rent, the incentive, the term, the make-good and the options, or the purchase price if you are buying. Your solicitor handles the deed. You get the keys.

We run a maximum of 8 active searches at a time, so every brief gets worked properly. If we are at capacity, we will tell you and give you an honest start date.

The owner's agent negotiates for a living. Most business owners sign a lease a handful of times. That gap costs real money: face rent taken at the asking price, incentive never requested, make-good accepted as written. Representation closes the gap. That is the whole product.

Buying your premises instead of leasing it

The same service works when you are done with rent: we find the property, negotiate the purchase, and coordinate through to settlement, including sites that never reach market. Buying through your SMSF is common here; we work alongside your accountant and your solicitor, who handle the fund and the contract.

One engagement fee plus a success fee when we secure it. Agreed in writing before we start. No hidden splits with the seller's agent.

What does a tenant representative actually do?
We act for the business, not the property owner. We take your requirement, search the whole market including off-market properties, shortlist what fits, walk the inspections with you, and negotiate the lease or purchase terms in your favour. Your solicitor prepares and reviews the legal documents.
How much does it cost?
Engagements start from $4,500 + GST, agreed in writing before we start. You pay us and nobody else does, so our only incentive is your outcome. In most engagements the rent and incentive we negotiate covers the fee.
Do you charge to look at my brief?
No. Send the brief, we call within 2 business hours, and within 2 days we tell you honestly whether we take the search. You only pay if we are engaged.
What if there is nothing on the market?
That is the market right now, and it is exactly why representation matters. We approach owners directly, track leases coming to expiry, and hear about properties through the buildings we manage before they are advertised.
Can you help me buy instead of lease?
Yes. The same search and negotiation service covers purchases, including SMSF purchases alongside your accountant and solicitor.
Do you cover my area?
