Every lease is read in full.
Before we manage an asset we read the whole lease, clause by clause, and write up anything that needs attention. Options, reviews, make-good obligations and recovery terms get logged, not skimmed.
Every lease event is tracked.
Option dates, review dates, expiry dates and notice windows sit in a calendar that is watched, not buried in a folder. A diarised date is a date that gets actioned while there is still time to act on it.
Every increase is enforced.
Market, fixed and CPI rent reviews are calculated correctly and served on time. A review left unactioned is income given away, and we treat it as money your asset is owed.
Every outgoing is reconciled before the deadline.
Recoverable outgoings are reconciled against actual expenditure and the statement is issued inside the statutory window. Under the Retail Leases Act 1994, a late or missing reconciliation can cost the right to recover, so we do not let it slip.
Every dollar is reported in plain statements.
You see what came in, what went out and what sits in arrears, in clean monthly statements. No mystery line items, no waiting until tax time to understand how your asset is performing.
Every recommendation rests on evidence.

Sales
When it is time to realise value, our commercial sales service takes the asset to market with the same discipline we manage it. Considered, evidence-led and run end to end.
