Market Rent Assessment

Rent Review Scheduling

What types of commercial property do you manage for SMSF trustees?
We manage industrial and warehouse properties, commercial offices, retail units, and mixed-use commercial properties held in SMSFs across Western Sydney. Our area covers Norwest, Parramatta, Castle Hill, Blacktown, Penrith, and surrounding suburbs. The majority of our SMSF clients hold industrial or warehouse properties, though we handle all commercial types. We do not manage residential property.
Do I have to deal with the ATO paperwork myself, or does Blox handle that?
We handle all property management documentation. The compliance side involves three main things: keeping rent at market rate, conducting rent reviews on schedule, and maintaining a documented arms-length management trail. We manage all three. What we do not do is prepare your fund's annual tax return or SMSF compliance documents — that stays with your accountant and auditor. What we do is give your auditor everything they need to assess the property side of your fund, packaged and delivered each year.
What's included in the annual auditor documentation package?
The annual package we provide to your SMSF auditor includes the current commercial lease, all rent review notices and outcomes for the year, the written market rent assessment, 12 months of rent payment records, the outgoings reconciliation statement, and a management correspondence record showing the arms-length nature of the arrangement. Everything is compiled into a single document set and delivered before your audit is due. Your auditor receives it directly or we provide it to you to pass on.
What does Blox charge to manage an SMSF commercial property?
Our management fee is a percentage of gross rent collected, in line with standard commercial property management rates in Western Sydney. Market rent assessments and the annual auditor documentation package are included in the management fee. There are no surprise line items. The management fee itself is a legitimate SMSF expense and deductible from the fund. We provide a clear fee schedule during the initial assessment call before any commitment is made.
We have been self-managing our SMSF property. How do we transition to Blox?
The transition is straightforward. We start with a review of your existing lease and any management documentation you have. We establish the management agreement, update the tenant with the new management arrangement, set up rent collection through our trust account, and schedule the first market rent assessment. From that point we take over all management responsibilities. Where documentation gaps exist from prior periods, we can advise on what's missing and what your auditor may ask about so you can prepare in advance with your accountant.
Can you manage our SMSF property if the tenant is our own business?
Yes, and this is in fact the most common scenario we manage. When the tenant is a related party, having an independent property manager is particularly important because it establishes the commercial layer between the SMSF and the business. All instructions, invoices, and decisions flow through us rather than being handled informally between the trustee and their own business. We have experience managing these arrangements across a range of business types and property sizes in Western Sydney.
